The increase in a property’s value over time driven by market demand, location improvements, inflation, or renovations. Ontario’s major markets — particularly the Greater Toronto Area (GTA) and Hamilton-Burlington corridor — have seen historically strong appreciation. Capital gains on a principal residence are exempt from tax in Canada under the Principal Residence Exemption. Investment property appreciation is subject to capital gains tax at 50% inclusion rate.
