A registered right allowing a party other than the property owner to use a defined portion of the land for a specific purpose. In Ontario, easements are registered on title and run with the land — they transfer to new owners automatically. Common types include utility easements (allowing Hydro One or utility companies to access equipment), right-of-way easements (shared driveways), and conservation easements. Easements appear in the title search and should be reviewed by the buyer’s lawyer before closing.
