A property marketed exclusively by one brokerage without posting the listing to the MLS System or REALTOR.ca. In Ontario, RECO and TRESA regulations govern the use of exclusive listings. Under the Trust in Real Estate Services Act (TRESA), effective December 2023, sellers must be informed of the trade-offs of exclusive listings versus MLS exposure. Exclusive listings may suit sellers who desire privacy, but limit market exposure and competitive bidding.
